These professionals have been selected because of their proven honesty and competence. Your tenant can depend on a rapid response time for all necessary repairs. Our 24-hour emergency hotline allows residents to reach our staff at any time to report an emergency, leaving your evenings undisturbed. Our regular inspections also help to keep your maintenance costs down. By keeping you abreast of preventive maintenance needs, we can help eliminate costly repairs while maintaining the value of your property assets.

We collect rent from tenants and provide monthly statements. In addition, we review all rental rates at the end of each lease period to determine whether your property is attaining its peak income potential according to prevailing market conditions.
Our collection policies are firm. Our eviction protection program allows you to move forward to swiftly evict a resident should their payments become delinquent. In the event of delinquency, our eviction protection program ensures swift action to protect your investment.
A highly skilled property accountant handles all of our bookkeeping and our computerized accounting software is IRS-compliant. Your statements provide a monthly accounting of your property’s income and expenses. We send you an itemized statement each month showing rental income, management fees, other expenses (if any), and net income to owner.
Our management fees are a small percentage of collected rent — aligned with industry standards and competitive within the market. Vacant properties are actively marketed until filled, and we continue to oversee maintenance needs during any vacancy period.
We market your property aggressively through signage, digital platforms, rental listings, and referral networks. Each vacancy is advertised immediately upon notice, with professional photos and full property details posted online. We handle all advertising – signs, newspaper ads, web postings, rental lists and referrals. When your property is vacant or a 30-day notice to vacate is given by a tenant, we immediately begin to market the vacant unit. We provide detailed information about your property to prospective renters along with the option to fill out a credit application in person or online. We also place signage on the property. Several pictures are taken and posted at our website, www.southcoast-commercial.com, and in other relevant real and virtual locations.

Careful and meticulous screening of applicants is a top priority. This is the most important job that we do for you. We have set our qualifying standards and stand by them firmly. In order qualify, applicants must complete a detailed rental application demonstrating that they have excellent credit, sufficient verifiable income, and positive rental references or home ownership. We require ample security deposits relative to the monthly rental rate to secure the tenant’s pledge of full compliance with the terms of the lease. Security deposits are held in an escrow account in accordance with California State statute.
